1. Acceptance of Terms

By accessing or using skylinehomesok.com, submitting a form, or communicating with us by phone, text, or email, you agree to be bound by these Terms of Service. If you do not agree, please do not use this website or our services.

2. Who We Are and What Messages You Can Expect

Skyline Homes OK LLC, doing business as Skyline Homes, is a residential real estate investment company based in Yukon, Oklahoma. We buy single family homes directly from homeowners throughout the Oklahoma City metro. If you request a cash offer or give us your phone number, you can expect messages about your cash offer request, appointment scheduling and reminders, offer details, document and transaction updates, and, if you separately consent, occasional promotional messages about our home buying services.

3. We Are a Buyer, Not a Real Estate Brokerage

• Skyline Homes OK LLC is not a licensed real estate brokerage and is not acting as a real estate agent or broker for you.
• We do not represent you. We have no fiduciary duty to you. We are a principal buyer purchasing property for our own account.
• We are an investment company. We buy property at a price below full retail market value so that we can profit by repairing and reselling, renting, or assigning our interest in the purchase contract. Our offer will generally be less than what you might receive by listing the property on the open market with a licensed agent after making repairs and paying commissions, holding costs, and closing costs.
• In some transactions we may assign or sell our equitable interest in a purchase contract to a third party for a price higher than the price offered to you. Where we do so, we will provide all written disclosures required by Oklahoma law, including Title 59 O.S. Section 858-314, before any contract is signed.
• You have the right to seek independent legal advice before signing any contract concerning your home, and we encourage you to do so. Under Oklahoma law, a homeowner has the right to cancel a qualifying wholesale contract without penalty within two business days after the contract is executed.
• Nothing on this website or in any communication from us is legal, tax, financial, accounting, credit, or foreclosure counseling advice.

4. No Guaranteed Offer

• Submitting a form or speaking with us does not create a contract and does not obligate us to make an offer or you to accept one.
• Any price, range, or timeline discussed before a written purchase agreement is signed is a preliminary, non-binding estimate based on the information available at that time. It may change after inspection, title review, or verification of property condition.
• We do not guarantee any specific offer amount, closing date, or outcome.
• We do not provide automated home valuations and we make no representation about the retail market value of your property.

5. Text Messaging (SMS) Terms and Conditions

Program Description

Skyline Homes OK LLC operates a text messaging program for homeowners who request information about selling their property. Messages may include responses to your inquiry, appointment scheduling and reminders, offer details, transaction and closing updates, and, where you have separately consented, promotional messages about our home buying services.

Consent

You must opt in to receive text messages from us. Consent is collected through a separate, unchecked checkbox at the point where you provide your phone number. Marketing and non-marketing consent are collected separately, and you may agree to one, both, or neither. Consent to receive text messages is not a condition of any purchase, sale, or service. We only text mobile numbers you have provided to us directly. We do not purchase, rent, or import phone number lists.

Message Frequency and Rates

As always, message and data rates may apply for any messages sent to you from us and to us from you. You will receive 2 to 10 messages per month, and frequency may vary based on your inquiry and where you are in the process. If you have any questions about your text plan or data plan, it is best to contact your wireless provider.

How to Opt Out and How to Get Help

You can cancel the SMS service at any time. Just text "STOP" to the (405) 546-2152. After you send the SMS message "STOP" to us, we will send you an SMS message to confirm that you have been unsubscribed. After this, you will no longer receive SMS messages from us. If you want to join again, just sign up as you did the first time and we will start sending SMS messages to you again. Carrier Liability

Carriers are not liable for delayed or undelivered messages.

6. Email Communications

You may receive email from us. Every marketing email includes an unsubscribe link and our physical mailing address (Yukon, OK). Unsubscribing from email does not opt you out of text messages, and replying STOP to text messages does not unsubscribe you from email. Transactional emails relating to an active transaction may continue.

7. Accuracy of Information You Provide

You agree to provide accurate information and confirm that you are the property owner or are authorized to act on the owner's behalf, and that the phone number you submit belongs to you and that you are authorized to consent to receive messages at that number.

8. Acceptable Use of This Website

No scraping, automated data collection, reverse engineering, interference with site operation, unlawful use, or submission of false information.

9. Intellectual Property

All content, copy, images, logos, and design on this site are owned by Skyline Homes OK LLC and may not be copied or reused without written permission.

Any testimonials or reviews shown on this website reflect the real experience of actual clients of Skyline Homes OK LLC. 16. Severability and Entire Agreement

If any provision of these Terms is held invalid or unenforceable, the remaining provisions will remain in full force and effect. These Terms, together with our Privacy Policy, constitute the entire agreement between you and Skyline Homes OK LLC regarding your use of this site.
